What Causes Voids under Concrete Slabs?
There are various reasons why voids form underneath concrete slabs. While erosion is a commonly cited culprit, there are also naturally occurring reasons for the presence of voids under slab foundations.
Erosion Due to Poor Water Drainage and Plumbing Leaks
Without proper measures to drain water around slab foundations, there is an increased possibility of erosion of the topsoil. Lack of drain channels and poor foundation sloping will all result in a loss of foundation soil. This frequently leads to the formation of voids beneath concrete slab foundations.
Faulty plumbing can also contribute to the creation of voids. The accumulation of water leaking from the faulty pipes underneath building structures will trigger further soil erosion.
Soil Settlement and Consolidation

- When the Polyurethane is injected under a high pressure into the concrete slab, the air bubbles expands and the resin reacts and become solid foam.
- During the injection, the Polyurethane will expand in all directions and fill any void in week soils under the slab causing the sub-soils to become more dense and stable.
- Once the void space is filled, the access holes are patched and the work is complete.

The longevity of polyurethane foam also makes it less likely that property owners will have to repeat the repair process, helping them to conserve resources.
